Renting from Thrive Homes Thrive Homes now let properties using a choice based lettings scheme through Herts Choice Homes. This scheme is designed to give people more choice about where they want to live and operates across five local authority areas;
All Council and Housing Association properties that are available to let are advertised fortnightly on the Herts Choice Homes website and in the magazine which is available at various places throughout the districts. In order to search for any available properties, you must be registered on the Housing Register that is managed by the Housing Needs team at Three Rivers District Council. This applies to all applicants, including current tenants of Thrive Homes or another Registered Social Landlord who want to transfer to another property. Once you are registered you will be sent a welcome letter that contains information advising how to use the scheme and what housing needs band you have been placed in. Further information can be obtained from the Herts Choice Homes website. Mutual Exchange Information How do I apply for a Mutual Exchange? Many tenants find that they are able to move more quickly by finding another tenant who wants to do a swap with them, rather than waiting for a suitable property to become empty. Who can do a Mutual Exchange? Any tenant who has a Secure or Assured tenancy can apply; occasionally there may be a reason why we can't agree to an exchange going ahead. For example if the property you wish to move to will be either statutory over or under occupied, has been fitted with Aids & Adaptations or the tenants wishing to move are under court order. How can I find someone to Exchange with? Thrive Homes have subscribed to an on-line Mutual Exchange Service called HomeSwapper. Thrive Homes tenants can access the service free of charge by visiting the HomeSwapper website You can advertise your home and search for matches. HomeSwapper who manage the scheme will regularly advise you of any possible matches. To maximise your chances of finding an exchange partner you can also advertise your home in local shops and free newspapers. What happens when I have found someone to exchange with? Make sure that both of you or all the exchange partners involved have all viewed each others properties and agreed to take on the properties in their current condition. If you are happy you will then need to complete the Mutual Exchange application forms which can be obtained by calling us on 0800 917 6077. Once fully completed you need to return to us. We have six weeks (42 days) to make a decision. If we are satisfied that the incoming tenant is suitable for your property we will carry out a pre-void inspection. An agreement will be signed to say that you are willing to accept each others properties in the current condition. If the property you want to swap to belongs to another landlord we will send a report about your tenancy, and will ask for a report back on the other tenant. If agreed, you will need to ensure that you have a clear rent account or have no outstanding debts to Thrive Homes. We will then arrange for you to come into the offices to sign the Deed of Assignment. A copy of the assignment will be sent by post to you within ten working days. |
